INITIAL TENANT FINDING SERVICE
Tenant Finding Service – The fees are equal to One Month’s Rent + VAT based on a 12-month term where we find you a tenant and deal with the initial formalities until they are moved in. Thereafter the tenants will pay the rent direct to you, contact you for all maintenance or general queries. Tenancy renewal fees are equal to One Weeks’s rent + VAT.
ADDITIONAL RENT COLLECTION SERVICE ONLY
Rent Collection fees are charged at 8% + VAT of the monthly rent from the second month of tenancy payable for the duration of the tenancy and any renewal. Renewal fees are equal to One Week’s rent + VAT.
FULLY MANAGED SERVICE (where the Landlord has no direct dealings with your tenants during the course of the tenancy)
Fully Managed fees are charged at 10% + VAT of the monthly rent from the second month of tenancy payable for the duration of the tenancy and any renewal.
ADDITIONAL CHARGES/DISBURSEMENTS TO INDEPENDENT CONTRACTORS
The Landlord may need to pay for any of the following in setting up a new tenancy
Inventory Preparation
Check in/out of tenants
Administer and Register deposit
Renewal of Tenancy Agreement
Property Visit
Additional Services:
Arrangement of Energy Performance Certificate
Arrangement of Gas Safety Certificates
Arrangement of Electrical Safety Certificates
Advising and arranging Landlords tax liability
